Leasing of Existing Shopping Centres

New Lease Negotiations

Leasing of New Shopping Centres

The Leasing Team should be involved in the initial Design Phase and the determination of the Tenant Mix, Budget and Target Rental Income together with an Operating Expense Schedule must be provided to the Quantity Surveyor for inclusion in his feasibility. Formulating a Leasing Policy Document covering inter alia the following is part of the process:

• Lease Periods
• Rentals
• Operating Costs and Escalations
• Tenant lease clauses
• Deposits, Tenant Criteria / Signage Criteria
• Landlords Standard Specification of finishes/allowances.

A Leasing Package consisting of the following is also required:
• Tenant Information / Application Sheet
• Offer to Lease and Agreement of Lease

Tenant Co-ordination

The Leasing Team meticulously records all tenant information, ensuring that every detail is accurately captured. This attention to detail is crucial for a smooth tenant co-ordination process, whether managed in-house or by an external party.

Centre Management

The importance of Centre Management is often under emphasised. Centre Management involves far more than just the collection of Rentals.

The following functions form part of Centre Management:

  • Professional and informed advice to The Landlord and Tenant / prospective tenant
  • Site visits to the Centre and report back on any items requiring attention.
  • Liaison with Tenants to foster good working relationship so as to minimise any problems.
  • Handling of correspondence and liaison with Service Providers.
  • Timeous generation of Monthly Rental Statements for Tenants and the Rent Roll for Landlords.
  • Collection of Rentals and other amounts due in terms of the Lease and follow up of any outstandings.
  • Paying on behalf of the Landlords accounts associated with the day to day smooth running of the Centre.
  • Reconciliation of the Trust Account Bank Statements showing receipts and payments made on behalf of the Landlords.

Shopping Centre Acquisitions

At RLD we evaluate all investment opportunities presented to us. We begin by reviewing the initial information provided by the seller.


Once complete and if the investment makes sense the signing of an offer to purchase subject to a full due diligence can be proceeded with.


This process allows for the review in detail of all aspects related to the acquisition. The property’s legal status, tenant leases, all rental expenses and full inspection of premises to identify any possible building issues form part of this exercise.


Only after completion and it is established that an acceptable return on investment can be achieved will the acquisition be proceeded with.
